Welcome to the short version! Frankly, all you really must know about mortgages is the need to choose a competent and ethical loan officer. First and foremost, you should choose one who honestly believes his or her most important responsibility is to help you make a good mortgage decision and whose actions demonstrate that belief. Their principal purpose should not be to make loan because doing so benefits them.
This loan officer should have (1) an encyclopedic knowledge of the wide variety of loan programs available;
(2) the professional competence understand your unique situation and to recommend a loan program that best fits your circumstances and to explain clearly its benefits and consequences; and (3) the experience and temperament to attend to all the complicated details of processing a loan and to quickly and intelligently resolve any issue that arises enroute to closing.
You should absolutely trust your loan officer. If for any reason you do not, please find another one.
